Some of my favorite shots are from winter. This was last January. Could sit outside on the deck and not hear a sound.

Great pics! Yes just being on the water gives you the boating experience without boating at all.

My father bought a 4 unit apt building in 1986 in a large summer lake community. 5 min walk to the docks. It is such a blessing. I spent the full summers there with my mother going to day camp and enjoying the lake. It is a place that I visit several times a year and one of my favorite areas to introduce to new friends. I got my cobalt out on it for the first time and it was better than I could have asked for.

On the water vs. Off the water.
My house is about 3 blocks from the marina. I cruise down in the 6 passenger golf cart with my guest, walk out on the marina to the boat, and I'm gone.
- Saved a bundle here in Austin by not having a lot on the water.
- Don't have to worry about the boat dock (permits, maintenance, etc.)
- Can still see the lake from my home from all windows on the lake side.
- Marina fees are ~ $100 / month.
If you could find a similar setup I think it is the way to go. Unless your Daddy Warbucks and cost is no object.

That’s a perfect combo Driller, and a great option.
I’ve always wanted a Loto condo by the main hub . Waterfront without the whole dock maintenance and worry during winter. Plus your not constantly moving your dock with drastic water changes. Or pulling your boat in August as the water is gone under the dock.
Our dock requires weekly cleaning , inspections. Geese deturant devices. Spraying “ critter ridder “ etc.
The plus .. is your backyard is a swimming pool and recreational area even if the boat never gets wet.
A full time vs part time home makes a difference .

Driller....is the lake house a 2nd home or full time residence? Your answer will determine my amount of jealousy
Like Tg....we have a condo about a 5 min drive to the marina. It technically has a lake view but its broken up by lower condo buildings and its not really up close. We are actually looking at moving. Id actually love to have a private dock but those things are unicorns here at TRL

It is my primary residence.

There is something very magical about Chautauqua Lake, and the institution. It’s 20 minutes from my house, and being there, and anywhere around that lake is like being somewhere on vacation for us. Your daily stress is just swept away when the lake comes into view...
Nice restaurants, especially the Watermark in Mayville and Ellicottville Brewing at Bemus Point. We don’t boat there much because of the seaweed and algae situation, but we love Bemus for dinner.

Put in an offer on a terrific place on the 49mm. Great no wake cove, great views, amazing dock, etc. Fingers crossed!
