Some of you guys know I sell real estate at auction as well as cars. I thought you might like to see what we have coming up. It's a pretty cool house that is online now. The auction will close on the 30th. If anyone is thinking about moving to OKC this place would be a dandy!

YT, how far from appraisal price does a home like that set for a reserve?

In the auction world we never do appraisals. We let the buyers set the market. The county has this taxed at 1.3 and I'm pretty sure it will do close to that or more. We'll see. On property like this the buyer base is smaller.

When there is a reserve it doesn't necessarily mean it has to get there. He can accept or reject the highest bid when the auction closes, and when they see the results from the focused marketing campaign and realize the market has spoken they usually accept, but not always. I feel pretty confident we'll get this one across the closing table.

I was always taught, live way below your means, not way above it. No way anybody is retiring early owning that.

Ha! I'm with you WL, but this entire gated neighborhood is only houses like this. And actually there are quite a few retirees here. The club, golf course, HOA and prestige is what draws them here. Remember this is oil and gas country.
